Starting in college we got bit by the real estate bug and it’s been our foundation ever since. We’ve been financial advisors, note buyers, real estate operators, developers, lenders, educators, advisors, and coaches.
But one big passion that has been there throughout everything and has only grown for us over the years is how to utilize finance to grow and scale businesses in a responsible way.

Real estate was our roots….and finance and entrepreneurship are our passion. We decided to take that passion and over two decades of experience and Legacy Capital was born with an emphasis on providing hard money loans for real estate investors.

The Team
Jeffrey Greco – Principal
Jeffrey started his career in 2003 as a Series 7 & 66-licensed Financial Advisor with AXA Advisors with Karr Barth Associates, Inc. in Bala Cynwyd, PA by passing all of his security exams in his senior year at Emory University. Jeffrey has advised clients since 2003 and was recognized as a Top Producer at AXA Advisors.
After working full time as a Financial Advisor, Jeffrey moved to San Diego, CA to launch 2 Internet Marketing Companies, Internet Marketing Inc. and WebHeat, LLC which both focused on helping businesses monetize the Internet through new client acquisition. Internet Marketing Inc. has since become recognized as the 185th fastest growing private company in America in 2012 with 3-year revenue growth of 1,887%, and was recently recognized as the 3rd fastest growing private company in San Diego by San Diego Business Journal in 2013.
Looking to diversify his personal assets, Jeffrey founded K2G Investments, LLC in 2011, which focused on buying undervalued real estate assets that create monthly cash flow for investors and/or partners. Using his knowledge from his previous real estate and finance experience, Jeffrey launched Second Chance Liberty, LLC in 2012 to capitalize on the opportunity to purchase mortgage notes across the United States. He opened up his second fund, Second Chance Liberty II, LLC to Accredited Investors in April of 2013 to capitalize on the window of opportunity of buying mortgage notes in a stable real estate environment. Due to increased pricing in purchasing mortgage notes, Jeffrey launched Legacy Capital, LLC in March of 2015 to profit from the strong demand of real estate investors seeking capital for attractive risk adjusted returns.
Doug Fath – Principal
Doug Fath is a serial, award-winning entrepreneur and investor. Doug started and sold his first two businesses while in college and upon graduation from New York University’s Stern School of Business moved to Philadelphia to pursue his real estate investing career. Doug’s development projects have included low income housing, student housing, mixed use projects as well as multi-family apartment buildings all focused in the Philadelphia market.
After a decade of operating his real estate business Doug recognized the difficulty many investors face when trying to obtain financing from conventional banks. Doug saw an opportunity to service this need and merge his real estate experience with his financial skill set and education and Legacy Capital was born. Legacy Capital has developed a strong footprint in Philadelphia with a focus on being the premiere private lender in the state of Pennsylvania.
Doug’s real estate endeavors have reach beyond his community and have received national acclaim. He was named to the Empact 100 list of Top Young Entrepreneurs in the United States and was recognized for this award multiple times at the White House and again years later at the United Nations. He is a winner of the Bank of America Entrepreneurship Award and has been featured and interviewed by ABC News, The NYU Report, the Philadelphia Daily News, and Bloomberg TV. Doug is also the author of “Positive Cashflow with Student Housing.”
Bill Nicholson – Business Development
Bill Nicholson started his real-estate investing career in 1999 where he built a rental portfolio of over 125 units. Bill has been actively fixing and flipping properties for almost 20 years in addition to starting a construction company to compliment his real-estate investing business. In addition to investing in real estate, Bill also owned a mortgage company, growing the company to over 15 sales associates and successfully selling the company just before the 2008 crash. After sitting on the sidelines for a few years and watching the dust settle, Bill joined the Legacy team to leverage his experience and help clients grow their own real estate empires.
