Q. I invest in a different state than your office. Will you still lend to me?
A. Our focus is the Pennsylvania market although we do work with real estate investing companies outside of Pennsylvania that are looking to building a long term relationship with us. We even work with real estate companies in the US that are owned by foreign owners who live outside of the US (some conditions apply).
Q. What if I don’t qualify for the loan as you’ve described it? Can I still get a loan?
A. While most of our loans fit within our hard money loan requirements, there are some limited situations when we may choose to waive certain requirements. These are determined on a case-by-case basis. As experienced real estate investors ourselves, we know that not all situations will comply 100% with our requirements, so you are welcome to apply and we’ll see if there’s a way we can work with you. We’ll apply our real estate investing expertise to see how you might benefit, and we may be able to give you some guidance or strategies even in the situations where we cannot extend a loan.
Q. Do I need to come into your office to sign papers?
A. No. We’ve fine-tuned our process so you can access funds simply through our online service. We make it fast and simple to use and all signatures can be completely through digital signature, fax or by printing, signing, and then scanning and emailing the forms back to us.
Q. How quick can you close and fund my deal?
A. Moving the money and funding is never the issue. What typically delays a deal from closing is obtaining the information we need from our borrower such as obtaining a 3rd party appraisal, clear title and/or some other item(s) from the loan package checklist. Once we have what we need, and we’ve got the clear to close, we fund within 5 days.
